以通过实地调查与GIS技术获取长沙市内5区175个住宅小区的875个有效样本数据为基础,建立特征价格模型并结合弹性与边际价格分析,揭示了长沙市生态景观对住宅价格的总体影响,并以梅溪湖为例进行了典型分析。研究结果表明:长沙市5个生态景观因素中,对住宅价格起正向作用的是小区绿化、最近公园质量和周边环境;起负向作用的是距最近公园距离和距湘江距离。3个线性因素的弹性系数(绝对值)与边际价格从大至小为距湘江距离、小区绿化和距最近公园距离;2个非线性因素的半弹性系数与边际价格的排序是周边环境与最近公园质量。到梅溪湖的距离每增加1 km,小区每套住宅平均价格将下降6.3393万元。
On the basis of the field investigation and GIS technology to get 875 effective sample data of 175 residential areas in 5 districts of Changsha city ,this paper, constructing the hedonic price model and applying the elasticity and marginal price analysis, reveals the overall impact of Changsha city ecological landscape on the housing price and take Meixi Lake as a case study. The results show that the positive effect factors on housing price are the greening rate of residential areas, quality of nearest park and surrounding environment; the negative effect factors are the distance to nearest park and to the Xiang River among the 5 ecological landscape factors in Changsha City. The elastic coefficient (absolute value) and marginal price from large to small of 3 linear factors are the distance to Xiang River, the greening rate of residential areas and the distance to the nearest park; the semi-elasticity coefficient and marginal price from large to small of 2 nonlinear factors are the surrounding environment and quality of nearest park. The average price of each set house drops by 6.3393×104 RMB yuan when the distance to Meixi Lake increases by 1km. The results can provide reference for City builders, real estate developers and property buyers, and change really lucid waters and lush mountains to invaluable assets.
