Spatial Layout and Influencing Factors of Commercial Retail in Main Urban Districts of Kaifeng

Abstract

Retail geography is an important content of commercial geography, but it is little research about small and medium-sized cities. Studying the distribution of commercial retail outlets of Kaifeng is of great significance for urban planning and urban governance in small and medium-sized cities. Base on the field investigation to commercial retail outlets in main urban districts of Kaifeng, this paper analyzes the spatial layout characteristics and its influencing factors of commercial retails using the techniques of standard deviation ellipse, nearest neighbor clustering, Ripley's function and ordinal logistic regression. It is shown that: (1) The spatial pattern of commercial retail outlets in the main districts of Kaifeng is consistent with the direction of urban sprawl and closely related to the overall industrial layout. (2) Cloth and daily commodity shops, book and stationary stores, hardware and home-decoration as well as digital appliances are agglomerated obviously, forming professional and characteristic blocks, and the agglomeration degree of supermarkets, snacks and medical shops are smaller, while the comprehensive retails, agro-product and food shops, medical and medical treatment shops are with weak agglomeration. (3) The curvilinear functions of agglomerative distribution for different type of commercial retail outlets have significant differences, reflecting great differences of the spatial scale of location selection. (4) In terms of hierarchical structure of retail outlets, comprehensive retails shows a spatial pattern of "dual-center-periphery", which is consistent with the hierarchical structure of urban development. High-level agro-products distribute at the urban periphery, however, high-level digital appliances display an axial and zonal distribution, and the high-level medical outlets are closely related to large hospitals. (5) Population distribution, urban public transport, land price, and agglomeration economy are the main influencing factors on spatial distribution of urban commercial retail outlets.
